HUD Establishes New Guidance for Roof Inspections

The U.S. Department of Housing and Urban Development (HUD) has established guidance for Uniform Physical Condition Standards Inspectors who perform inspections of HUD assisted and insured properties and are unable to access the roof. Inspectors who are unable to access the roof must enter a comment detailing the lack of roof accessibility; this requirement will apply to buildings with flat roofs to which an inspector is unable to gain access to perform an inspection.

The comments regarding roof inaccessibility found in inspection reports will alert HUD to the need to follow up with the property to ensure that the property makes arrangements to have a subsequent roof inspection that captures the actual condition of the roof. Ensuring full accessibility of your property's roof for its initial inspection will avoid the need for a subsequent inspection.
